Getting to grips with life-cycle costs
High entrance and reception halls, a lot of glass, and elaborate interior designs are some of the main characteristics of modern buildings. Modern architecture finds itself increasingly in a field of tension between aesthetics and functionality. Investors, architects, building operators and building managers should always think about the early integration of access points at heights when considering the use of a building in the early stages of the planning process. In most cases lifting platform technology is then taken into account. 

Facility Management

Are the life-cycle costs always clear to the architect when planning a building? Merely 20 percent of the total costs apply to the construction, but almost 80 percent relate to subsequent building management, such as industrial cleaning and maintenance. Air conditioning and ventilation systems and smoke and fire alarm systems must be inspected at regular intervals, light technology and lifts must be serviced, light-flooded atriums with ledges and steps must be regularly scrubbed, and above all, windows must be cleaned from the inside and outside periodically. Cleaning the entire façade is particularly important in doing this. In summary, the following can be determined: Evermore work on properties is taking place at a height, for which timely, appropriate and professional access solutions must be taken into consideration as part of the design, even during the planning phase. Of course, all safety aspects have to be factored in during this process. On the one hand, the employees undertaking the project cannot come to any harm; on the other hand, the respective building structure must be preserved.
